UAD 3.6 News and Updates
Welcome to our comprehensive guide on the Uniform Appraisal Dataset (UAD) 3.6 and the redesigned Uniform Residential Appraisal Report (URAR). This transition represents the most significant modernization in appraisal reporting in over a decade.
📋 What is UAD 3.6?
The UAD 3.6 is a data-driven overhaul designed by Fannie Mae and Freddie Mac (the GSEs). It replaces the legacy "one-size-fits-all" forms (like the 1004) with a single, dynamic digital report.
Key Innovations:
- Dynamic Structure: The report expands or contracts based on the property type (1–4 units).
- Discrete Data: Move away from long narratives toward standardized pick-lists, reducing manual entry and revision requests.
- Granular Detail: New sections for Disaster Mitigation, Energy Efficiency, and more precise Condition (C) and Quality (Q) ratings.
🗓️ Adoption Timeline: Key Dates
The transition is currently underway via a phased rollout. See below:
Phase/Start Limited Production Sept 8, 2025"Test and learn" period for approved lenders and vendors.
Broad Production Jan 26, 2026 All lenders may begin using UAD 3.6 in live production.
Mandatory Adoption Nov 2, 2026All new appraisals delivered to the GSEs must use UAD 3.6.
Retirement May 3, 2027Legacy UAD 2.6 forms are fully retired (no revisions accepted).
💻 Software Readiness: Is Your Vendor Ready?
The industry's leading software providers have been working closely with the GSEs to ensure a smooth transition. Here is the current status of the "Big Three":
a la mode (TOTAL)
- Status: Verified & Ready.
- Details: a la mode has completed the verification process with Fannie Mae and Freddie Mac.
- Updates: They released a "Learning Edition" in late 2025. The full "Launch Edition" of TOTAL is scheduled for mid-to-late January 2026, featuring a built-in "Errors and Omissions" tool specifically for the 3.6 dataset.
- Status: Verified & Ready.
- Details: ACI has introduced ACI Sky™ Workbench, a cloud-based solution purpose-built for UAD 3.6.
- Updates: Workbench includes real-time validation rules (PAR® Logic) and a dynamic workflow that allows appraisers to start tasks at any point in the report lifecycle.
- Status: Ready.
- Details: Anow has focused on ensuring their platform supports the mobile-first requirements of the new dataset.
- Updates: Their platform is fully integrated for the Broad Production phase starting January 2026, with heavy emphasis on the new "Market" section and automated data syncing.
🛠️ Next Steps for Appraisers
To ensure you aren't left behind when the mandate hits in November:
- Download the "Learning Editions": Most software vendors offer a sandbox mode to practice the new dynamic layout.
- Take the 7-Hour CE Course: GSE-approved training for UAD 3.6 is now widely available through major education providers.
- Audit Your Workflow: Because the new report is "formless," you may need to adjust how you collect data in the field (mobile inspection apps are highly recommended).
